Home watch is a visual inspection of a home or property, looking for obvious issues. Our Home Care Subscription Services are designed to give you reliable oversight, routine check-ins, and clear communication so small issues do not turn into big problems. Available for full time vacation home owners, second home owners, residential homes, and commercial properties.

How it Works
Our subscription plans provide scheduled visits to your property based on your needs. During each visit, we preform visual inspections, document conditions, and report anything that needs attention with photo documentation. No work is performed without your approval and written consent.
Our company uses business management software provided by Home Watch IT. The reports we send you are all professionally produced by us, using software that captures the location and the time and date that corresponds to the report’s creation. You have infallible evidence that your home was visited should you ever have an insurance claim or other need.
Visit frequency and pricing are agreed upon during onboarding and applies across all plans.
Our Services
Designed for homeowners who want basic exterior oversight and peace of mind. This is a simple exterior check designed to ensure your home is secure and free from obvious issues.
Includes:
Exterior walk around of the home and immediate property
Check for signs of vandalism, damage, or forced entry
Check for fallen trees or limbs near the home, driveway, and walkways
Visual check of doors, windows, and exterior access points
Visual check of yard access points are secure (gates)
Visual review of roofline for build-up (from ground level)
Visual review of gutters and downspouts to check for damage (from ground level)
Inspect Dock Area (if applicable)
Removal of anything that makes the home appear unoccupied (mail, flyers, packages, etc)
Visual check trash receptacle
Visual check of landscaping
Visual pest activity monitoring of exterior
Complete electronic Home Watch Inspection report after every visit

Interior walkthrough of all requested areas
Visual pest activity monitoring interior
Visual inspection of ceilings, walls, and floors for notable damage.
Checking faucets and visible plumbing connections for leaks
Checking that the thermostat is running and visually checking the filter(s)
Check that refrigerator and freezers are powered and cooling
Check dehumidifier operational and empty if needed
Auditory check of smoke detectors and carbon monoxide alarms

Our most commonly selected monitoring plan for homeowners who want added support and faster response when issues arise.
Includes everything in Tier I and Tier II +:
Thermal scanning all interior walls to detect potential issues
Perform HVAC filter review and replacement
Checking TVs, Cable and WiFi
Replacing standard light bulbs as needed (ground level)
Replacing batteries as needed (ground level)
Running water in toilets, sinks, and showers/tubs
“Brush & Flush” all toilets in the home
Run a rinse cycle in the washing machine & a short cycle in the dryer
Visually check the dryer vent
Check electrical panel visual check for tripped breakers
Visually inspect Sump pump (if applicable)
Visually inspect crawlspace & attic for signs of rodents and pest intrusion (upon request)

This plan provides comprehensive monitoring, preferred scheduling, and included service time - ideal for vacation home owners, secondary residences, or homeowners who want full confidence their home is being looked after.

This service is designed for homeowners returning to their property after a period of vacancy. We prepare the home for arrival and ensure everything is set for comfort, safety, and peace of mind.
Includes all applicable checks from Tier I and Tier II
Adjust thermostats and basic system setting to homeowner preferences
Confirm essential appliances and systems are powered and functioning
Homeowner notified of items that may need attention prior to arrival
Photo documentation and detailed reporting provided for any identified issues or concerns
This service is observational and set-up focused. It does not include repairs, maintenance, or system diagnostics unless approved in writing.

Concierge Add-On Services
This service is designed to ensure your home is visually ready for guest arrival and any concerns are identified before check-in.
Includes all applicable checks from Tier I and Tier II
Visual walkthrough to confirm overall cleanliness and readiness
Identify and report any visible issues, concerns, or missed items prior to guest arrival
Photo documentation and detailed report for any issues or concerns identified
Cleaning services are billed separately if required and approved in writing. This service does not include guest interactions., hosting, rental management, or on-site guest support.
This service is designed to support homeowners and vacationers with select, pre-approved errands and arrival preparations prior to arrival.
Common requests may include:
Grocery shopping and delivery of approved items
Delivering of catered meals or pre-ordered items
Placement of refrigerated and frozen items in refrigerator/freezer.
Placing pantry and dry goods neatly on counters
Simple on-site tasks requested by the homeowner
Service limitations:
Includes up to one hour of total service time, including travel and shopping
Additional time beyond one hour will be billed separately
Pantry and dry goods are staged on counters and not stocked into cabinets or pantries
Alcohol, wine, spirits, tobacco , or age-restricted items cannot be purchased or delivered
A valid payment method must be kept on file for item purchases and any additional approved charges.
This service is logistical support only and does not include cleaning, cooking, food preparation , or unpacking beyond basic staging.
• Meet vendors or contractors at the property and provide access
• Observe work for a max of a 30 minute window per trip and report progress as needed
• Secure the property after completion, if required
• Photo documentation and short summary provided, if requested
This service does not include supervising, approving or managing contractor work.

This service provides a visual condition check of stored vehicles located on the property to help identify obvious issues during extended periods of non-use.
What is included?
Visual inspection of stored vehicles on-site
Reporting of visible concerns such as:
Flat or low tires
Visible leaks beneath the vehicle
Obvious exterior damage and concerns
Electric vehicle charging status checked
Starting the vehicle if requested
Photo documentation and brief status update provided in report
Service limitations:
Vehicles are not driven, moved or operated.
No mechanical diagnostics, repairs, or troubleshooting are preformed
This service is observational and reporting only
Only available to subscription clients
• Receive and securely place approved deliveries inside the home
• Remove packaging or move items to designated areas as requested
• Photo documentation and brief report provided upon request
• Concierge services are not included in standard subscription visits unless specifically stated.
• Time limits apply to all concierge services.

During each visit, we will complete the checks included in your plan, document conditions with photos, and send you a detailed report sent via tex and/or email. No repairs or additional services are preformed without your approval and written consent.

No. Unused visits do not roll over to future months and are not “refunded".”

Subscriptions include inspections, monitoring and reporting. Repairs and maintenance services are billed separately unless specifically included in your tier.

Emergency response availability depends on your plan level. Emergency labor & materials are always billed separately.
Tier IV plans include emergency response with no added emergency response fee.

This is meant to be a preventative measure to ensure you are not faced with damages. We will do our best to provide oversight, monitoring, and communication so issues can be addressed quickly.
Vacation Home Services, LLC is not a licensed home inspector and our services are only intended to prevent issues.

We provide visual checks only for pools and hot tubs. We are happy to add water if needed.
We do not perform chemical balancing, repairs, or mechanical services.

Vendor coordination and concierge services are available as an add-on service to any tier.
Scope, time limits, and pricing are discussed and agreed upon in writing in advance.

We accept cash, check and ACH.
Credit card payments are accepted with an added 5% fee.

Yes, for Tier II and above annual subscription discounts apply. When paying annually, you receive a full month free at the end of the term.

Yes, however prices above are based on annual pre-payment via ACH. Payments via credit card are slightly higher.

We ask that you sign an agreement for the year. From that point, you can pay the year up front to receive a discount or pay monthly.

No, we do not use long term contracts. We use a simple service agreement that clearly outlines expectations for both parties and is designed to be kept for a year. However, if our services are no longer the right fight, you are never locked into something that does not serve you.

We have partnered with a company called Home Watch IT. Each report will be sent to you same day with notes and pictures of your property.
